This "Privacy Policy" describes the privacy practices of Alexandria Real Estate Equities, Inc. and our subsidiaries and affiliates (collectively, "Alexandria", "we", "us", or "our") and how we handle personal information that we collect through our digital properties that link to this Privacy Policy including our websites (collectively, the "Service"), as well as through social media, our events, our physical locations, and other activities described in this Privacy Policy. Alexandria may provide additional or supplemental privacy policies to individuals for specific products or services that we offer at the time we collect personal information. These supplemental privacy policies will govern how we may process the information in the context of the specific product or service.

Personal information we collect

Information you provide to us. Personal information you may provide to us through the Service or otherwise includes:

  • Contact data, such as your first and last name, email and mailing addresses, phone number, professional title and company name.
  • User-generated content, such as text, images, audio, and video, along with associated metadata, that you may choose to upload or otherwise submit to us.
  • Profile data, such as your username and password that you may set to establish an online account with us, your photograph, gender, biographic details, links to your profiles on various third-party sites including social networking sites, interests, and preferences.
  • Registration data, such as information that may be related to a service, an account or an event you register for.
  • Communications data, such as information you provide when you contact us with questions, feedback, tenant or customer support requests, or otherwise correspond with us by phone, online, or otherwise.
  • Demographic data, such as your city, state, country of residence, postal code, and age.
  • Identity data, such as a national identification number (e.g., tax identification number) and state or local identification number (e.g., driver’s license or state ID number).
  • Transaction data, such as information about payments to and from you and other details of products or services you have purchased from us.
  • Professional data, such as information relating to your current, past or prospective employment, educational or professional experience, including job and educational history, work experience and performance evaluations.
  • Marketing data, such as your preferences for receiving communications about the Service, activities, events, and publications, and details about how you engage with our communications.
  • Security data, such as video footage, audio information, and images at our physical locations, and background information, Demographic information, and Identity information.
  • Medical data, such as information regarding an individual’s medical history, or mental or physical condition, including your body temperature, health symptoms and other health screening information in connection with our health and safety plans and protocols, including screening required to access our offices/facilities, and other measures designed to limit the transmission of COVID-19 or other infectious diseases.
  • Company data. Any information about you, your colleagues or your company that you share with us in relation to investments or potential investments in your company by the funds we manage, such as your and colleagues’ professional and educational backgrounds.
  • Other information that we may collect which is not specifically listed here, but which we will use in accordance with this Privacy Policy or as otherwise disclosed at the time of collection.

Information we obtain from social media platforms. We may maintain a presence on social media platforms. When you visit or interact with our pages on those platforms, the platform provider’s privacy policy will apply to your interactions and their collection, use and processing of your personal information. You or the platforms may provide us with information through the platform, and we will treat such information in accordance with this Privacy Policy.

Third-party sources. We may combine personal information we receive from you with personal information we obtain from third-party sources, including:

  • Public sources, such as social media platforms and other publicly-available sources.
  • Data providers, such as security and background check providers.
  • Business contacts, such as our vendors, business partners, customers, tenants, and other individuals with whom we have a professional relationship.

Automatic data collection. We, our service providers, and our business partners may automatically log information about you, your computer or mobile device, and your interaction over time with the Service, our communications and other online services, such as:

  • Device data, such as your computer or mobile device operating system type and version number, manufacturer and model, device identifier, browser type, screen resolution, IP address, the website you visited before browsing to our website, general location information such as city, state or geographic area; information about your use of and actions on the Service.
  • Online activity data, such as pages or screens you viewed, how long you spent on a page or screen, navigation paths between pages or screens, information about your activity on a page or screen, access times, and length of access; and other personal information.

Cookies and similar technologies. Like many online services, we use the following technologies:.

  • Cookies, which are text files that websites store on a visitor’s device to uniquely identify the visitor’s browser or to store information or settings in the browser for the purpose of helping you navigate between pages efficiently, remembering your preferences, enabling functionality, helping us understand user activity and patterns, and facilitating analytics.
  • Local storage technologies, like HTML5 and Flash, that provide cookie-equivalent functionality, but can store larger amounts of data, including on your device outside of your browser in connection with specific applications.
  • Web beacons, also known as pixel tags or clear GIFs, are used to demonstrate that a webpage was accessed or opened, or that certain content was viewed or clicked.

Referrals. You may have the opportunity to refer contacts to us or otherwise provide the personal information of others to us. You may only submit such information if you have permission to provide the individual’s contact information to us so that we may contact them.

How we use your personal information

We use your personal information for the following purposes and as otherwise described in this Privacy Policy or at the time of collection:

Service delivery. We may use your personal information to:

  • provide, operate and improve the Service and our business
  • register you for an account, event, service, or reservation that you requested or that was requested on your behalf
  • provide information about our products and services
  • establish and maintain your user profile on the Service
  • control access to and monitor our physical premises (e.g., by requiring health screenings to access offices/facilities)
  • explore business opportunities and execute transactions, including our investments in companies
  • enable security features of the Service, such as by sending you security codes via email, and remembering devices from which you have previously logged in
  • communicate with you about the Service, including by sending you announcements, updates, security alerts, and support and administrative messages

Research and development. We may use your personal information for research and development purposes, including to analyze and improve the Service and our business. As part of these activities, we may create anonymous, aggregated or de-identified data from your personal information and other individuals whose personal information we collect. We make personal information into anonymous, aggregated or de-identified data by removing information that makes the data personally identifiable to you. We may use this anonymous, aggregated or de-identified data and share it with third parties for our lawful business purposes, including to analyze and improve the Service and promote our business.

Marketing. We may send you Alexandria-related marketing communications as permitted by law. You will have the ability to opt-out of our marketing communications as described in the "Opt-out of marketing communications" section below.

Compliance and protection. We may use your personal information to:

  • comply with applicable laws, lawful requests, and legal process, such as to respond to subpoenas or requests from government authorities;
  • protect our, your or others’ rights, privacy, safety or property (including by making and defending legal claims);
  • audit our internal processes for compliance with legal and contractual requirements or our internal policies;
  • enforce the terms and conditions that govern the Service;
  • prevent, identify, investigate, and deter against fraudulent, harmful, unauthorized, unethical, or illegal activity, including cyberattacks and identity theft; and
  • the prevention and control of COVID-19 or other infectious viruses or diseases including, without limitation, complying with applicable public health guidelines and requirements, such as, guidance and mandates from the Centers for Disease Control or other public health authorities.

With your consent. In some cases we may specifically ask for your consent to collect, use or share your personal information, such as when required by law.

How we share your personal information

We may share your personal information with the following parties and as otherwise described in this Privacy Policy or at the time of collection:

Affiliates and joint venture entities. We may share your personal information for purposes consistent with this Privacy Policy with our parent companies, subsidiaries, affiliates, and joint ventures that we participate in.

Service providers. We may share your personal information with third party companies and individuals that provide services on our behalf or help us operate the Service or with other operational matters (such as user authentication, customer support, hosting, analytics, email delivery, marketing, payment, order fulfillment, and database management services).

Professional advisors. We may disclose your personal information to professional advisors, such as lawyers, bankers, auditors and insurers, where necessary in the course of the professional services that they render to us.

Authorities and others. Law enforcement, government authorities, and private parties, as we believe in good faith to be necessary or appropriate for the compliance, fraud prevention and safety purposes described above.

Business transferees. We may sell, transfer or otherwise share some or all of our business or assets, including your personal information, in connection with a business transaction (or potential business transaction) such as a corporate divestiture, merger, consolidation, acquisition, reorganization or sale of assets, or in the event of bankruptcy or dissolution.

Access or update your information. If you have registered for an account with us, you may review and update certain personal information in your account profile by logging into the account.

Opt-out of marketing communications. You may opt out of marketing-related emails by following the opt-out or unsubscribe instructions at the bottom of the email, or by contacting us at: privacycorrespondence@are.com. You may continue to receive service-related and other non-marketing emails.

Cookies. Most browsers let you remove or reject cookies. Many browsers accept cookies by default until you change your settings. If you do not accept cookies, you may not be able to use all functionality of the Service and it may not work properly. We use Google Analytics to help us understand user activity on the Service. Local storage. You may be able to limit use of HTML5 cookies in your browser settings. Unlike other cookies, Flash-based local storage cannot be removed or rejected via your browser settings, but you can adjust the settings of your Flash player to block it. Blocking Flash storage may impede the functionality of Flash applications, including those employed by the Service. Choosing not to share your personal information. Where we are required by law to collect your personal information, or where we need your personal information in order to provide the Service to you, if you do not provide this information when requested (or you later ask to delete it), we may not be able to provide you with our services. We will tell you what information you must provide to receive a Service by designating it as required at the time of collection or through other appropriate means.

Other sites and services

Our websites, applications and other online services may contain links to other websites and other online services operated by third parties. These links are not an endorsement of, or representation that we are affiliated with, any third party. In addition, our content may be included on web pages or in mobile applications or online services that are not associated with us. We do not control third party websites, mobile applications, or online services, and we are not responsible for their actions. Other websites, mobile applications and services follow different rules regarding the collection, use and sharing of your personal information. Security practices

The security of your personal information is important to us. We employ a number of organizational, technical and physical safeguards designed to protect the personal information we collect. However, security risk is inherent in all internet and information technologies and we cannot guarantee the security of your personal information.

International data transfers

We are headquartered in the United States and have service providers in other countries, and your personal information may be transferred to the United States or other locations outside of your state, province, or country where privacy laws may not be as protective as those in your state, province, or country.

Children

As a general rule, our websites, applications and our other online services are not intended for use by children and we do not collect personal information from them. We define "children" as anyone under 16 years old. If we learn that we have collected personal information of a child without the consent of the child’s parent or guardian as required by law, we will delete it. We encourage parents with concerns to contact us.

Changes to this Privacy Policy

We reserve the right to modify this Privacy Policy at any time. If we make material changes to this Privacy Policy, we will notify you by updating the date of this Privacy Policy and posting it on the relevant Service. We may, and if required by law will, also provide notification of changes in another way that we believe is reasonably likely to reach you, such as via e-mail (if you have an account where we have your contact information) or another manner through the Service.

Any modifications to this Privacy Policy will be effective upon our posting the new terms and/or upon implementation of the new changes on the relevant Service (or as otherwise indicated at the time of posting). In all cases, your continued use of the Service after the posting of any modified Privacy Policy indicates your acceptance of the terms of the modified Privacy Policy.

It describes how we collect, use and disclose Personal Information of California residents in our capacity as a "business" under the California Consumer Privacy Act ("CCPA") and their rights with respect to that Personal Information. For purposes of this section, "Personal Information" has the meaning given in the CCPA, but does not include information exempted from the scope of the CCPA.

Your California privacy rights. As a California resident, you have the rights listed below. However, these rights are not absolute, and in certain cases we may decline your request as permitted by law.

  • Information. You can request the following information about how we have collected and used your Personal Information during the past 12 months:

How to exercise your rights. You may exercise your California privacy rights described above as follows:

  • Rights to information, access, deletion, and correction. You can request to exercise your information, access, deletion, and correction rights by:
  • Information needed to help us process your request. Please include the following information in your request (whether by phone or email):
    • Your first and last name;
    • The full address of your primary residence;
    • The nature of your request;
    • Identify your relationship to us (i.e., vendor, tenant, tenant personnel, website visitor, employee, etc.);
    • Our locations that you have visited, if any;
    • The location of our property or properties relating to your request, if any (i.e., where you are a tenant or where you may have received or provided services);
    • If you are calling the toll free number, please leave a call back number and email (if available); and
    • Any other information that you deem relevant to assist us in processing your request.

We may need and ask for additional information to process your request. Additionally, we will need to confirm your identity and California residency to process your requests to exercise your information, access, deletion, and correction rights. To verify your identity, we may require you to provide government identification, give a declaration as to your identity under penalty of perjury, provide identifiers we can match against information we may have collected from you previously, confirm your request using the contact information provided in your request, and/or provide additional information. We cannot process your request if you do not provide us with sufficient detail to allow us to verify your identity and understand and respond to the request.

Your authorized agent may make a request on your behalf upon our verification of the agent’s identity and our receipt of a copy of valid power of attorney given to your authorized agent pursuant to California Probate Code Sections 4000-4465. If you have not provided your agent with such a power of attorney, you must provide your agent signed permission to exercise your CCPA rights on your behalf, provide the information we request to verify your identity, and provide us with written confirmation that you have given the authorized agent permission to submit the request.

Information practices. The following describes our practices currently and during the past 12 months:

  • Sources and purposes. We collect all categories of personal information from the sources and use them for the business/commercial purposes described above in the Privacy Policy.
  • Sales and sharing of personal information. We do not "sell" or "share" personal information as those terms are defined in the CCPA and have no actual knowledge that we have sold or shared the personal information of California residents under 16 years of age.
  • Sensitive personal information. We do not use or disclose sensitive personal information for purposes that California residents have a right to limit under the CCPA.
  • Retention. The criteria for deciding how long to retain personal information is generally based on whether such period is sufficient to fulfill the purposes for which we collected it as described in this notice, including complying with our legal obligations.
  • Deidentification. We do not to attempt to reidentify deidentified information derived from personal information, except for the purpose of testing whether our deidentification processes comply with applicable law.
